    I've often thought about the possibility for community colleges and univeristies to partner on student housing. I'll be interested to follow this partnership between Mercer County Community College and Rider University! Aside from helping to address #basicneeds, this could be a compelling strategy to ease #transfer too!     Current high-interest rates, more limited debt-market availability, and dampening investor interest hinders student housing development expectations. This is especially the case for off-campus housing. Nonetheless, optimism in the sector remains, due in part to anticipated demand as undergraduate enrollment is projected to grow 8 percent by 2030, according to the National Center for Education Statistics.According to second quarter 2023 measures, pre-leasing rates for fall 2023 have increased nearly 8 percent compared to last year, with 70 percent of beds committed. Average rents reached an all-time high of $829 a month per bedroom. Approximately 70,000 bedrooms were already under construction, which is an increase of 20,000 beds compared to January figures. Also, 144,000 off-campus bedrooms were under construction in April 2023. This represents a 20,000 bedroom increase over last year. Student Housing of America, Inc.     Entering or returning to college in the fall is usually a time of excitement. However, this fall, excitement was dashed for some students because they face uncertainty about their housing status—be it on campus or otherwise. According to a recent Forbes article, two key reasons exist for this uncertainty. First, many colleges across the nation are experiencing enrollment increases as a result of students re-entering college after the Covid-19 pandemic pauses and are simply unable to house all students who apply for housing. Second, off-campus rents have risen, making this type of housing unaffordable for some students.     Virginia State University has announced a temporary solution to the campus housing crisis by introducing ten clusters of Annex Units on campus. These modular units will provide on-campus housing options for an additional 268 students at VSU starting Fall of 2023.VSU President Dr. Makola M. Abdullah commented, "We are an opportunity University. We want to provide every student who wants to attend VSU the opportunity to do so. However, there is a nationwide shortage of affordable off-campus housing.
